Please read before your stay
Below are our Terms & Conditions to help with the booking process and give you some useful information before your stay. If you have any questions that aren’t answered here, please feel free to contact us
BOOKINGS AND PAYMENT
Your chosen booking dates will be held upon payment of a 25% deposit, (or payment in full). Any booking made less than four weeks in advance of your check in date, must be paid for in full. On receipt of a deposit or full payment, a booking confirmation will be sent to you within 24 hours, containing the details of your stay, payment received and payment due.
Please notify us, as soon as possible if you do not receive your booking confirmation within the specified time. Where a deposit has been paid, the full balance payment will be due four weeks before your arrival date.
If your balance has not been paid before the stated due date, we will attempt to contact you. However, if your balance is not fully paid, we reserve the right to treat your booking as a cancellation (see cancellations section)
CANCELLATION
We understand that unforeseen events occur and that plans can change. If you need to cancel your stay, please let us know as soon as possible and we will endeavour to work with you to resolve the situation.
- Should you cancel more than four weeks before your intended stay, we will refund any monies paid, minus a 10% admin fee.
- Should you cancel within the four weeks we will try to re-let the cottage and if successful we will refund you, minus a 10% admin fee.
If this is not possible, then we regret that no monies can be refunded.
We highly recommend that you have appropriate holiday insurance covering you for accidents, illness, bereavement, transport difficulties and extreme weather conditions.
In the unlikely event that we need to cancel your booking, we will refund all monies that you have paid to us, within 7 days of us, notifying you.
ARRIVAL & DEPARTURE TIMES
Arrival time is between 4pm and 9pm. Please call us if you think you may arrive later so that we can make suitable arrangements. On departure day, please vacate the cottage by 11am.
We would be grateful if you could leave the property clean and tidy
OCCUPANCY
The maximum number of persons occupying the property must not exceed (3 persons) and only those listed on the booking form can occupy the property. If you wish to invite additional visitors to visit you during your stay, please ask us first.
Please be advised that no extra overnight visitors are allowed to stay at the property.
Bookings cannot be accepted from persons under eighteen years of age.
We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes
NO SMOKING
Smoking or vaping is not permitted anywhere inside the property, garden area or around the farmyard.
DOGS
Only 2 well behaved dogs permitted.
Please keep dogs on a lead around the yard.
- No dogs on the sofa or bed.
- Guests are responsible for cleaning up after their pets.
- Please remove dog poops from the garden area (bags and container provided)
- Please clean muddy dogs using the outside tap and the dog towels provided.
- Dogs must not be left alone in the property, if unavoidable they must be secured in a crate
You are responsible for your dog and you will be charged for any damage caused by your dog.
Please note that you will be liable for any damage or additional cleaning costs caused by your dog
DAMAGES AND BREAKAGES
Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs. These are to be paid for in full within 7 days of notification
If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result.
Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside.
Please use the tray inside the cottage for outside footwear
Do not bring bicycles into the cottage. Please let us know if you require storage
PROPERTY LOSS
The owners shall not be liable to you or your holiday party for loss or damage to property, however arising
PARKING
Please park your vehicles in the designated parking space, ensuring cars do not block access
IF YOU HAVE A PROBLEM OR COMPLAINT
We take care to ensure that our accommodation and site is of a high standard.
However, if you have any problems with the accommodation or site, please contact us immediately and give us the opportunity to resolve it
CONSIDERATION FOR OTHERS
This is a peaceful, quiet location. If you are out for the night and arrive back late, please be considerate of other occupants
Fireworks, Chinese lanterns, firepits, candles and portable BBQs are prohibited.
This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home.
